Northwest Vermont Real Estate Market Update: September 2026

September 2026 Northwest Vermont real estate market statistics for single-family homes and condos in Grand Isle, Chittenden, and Franklin counties.

As fall settles into Northwest Vermont, the real estate market is offering buyers more options while sellers navigate increased competition. Across Grand Isle, Chittenden, and Franklin counties, active inventory reached 780 properties, up 39.5% year over year. At the same time, closed sales declined 15.2% from August to 228 transactions, reflecting a quieter pace of activity heading into fall.

The median sales price was $450,500, down 11.5% from August and 7.6% year over year. Sellers are still receiving close to asking price, averaging 98.7% of list price, but with more properties available, competitive pricing and thoughtful preparation are increasingly important. Homes also took a median of 19 days to sell, up slightly from August.

For buyers exploring Vermont homes for sale, the growing inventory means more properties to consider and potentially more time to make decisions. Interest rates remain an important part of the affordability equation, so understanding your budget and financing options is a valuable first step.
