Happy Fall! Autumn is one of the most beautiful times of the year to visit the Lake Champlain Islands. As the leaves begin to change, local farmers gather their crops and invite members of the community to enjoy the fruits of their labor. Here is a lineup of the activities in October that you will not want to miss!

 Weekend in the Islands

Head to the Champlain Islands for a weekend celebration of community, food, and local goods. On October 8th and 9th many local businesses will be partaking in the towns of South Hero, Grand Isle, and North Hero. There will be fun events, promotions, and great local products available during this fall festival. Check out the map below to learn more!

Farmers Market Harvest Fest 

The Champlain Islands Farmers Market will be holding its annual Harvest Festival from 10am to 3pm on October 8th at the Saint Rose of Lima Church in South Hero. Stop by to support your local farmers and makers while enjoying music and games!

Emmon's Island Haunted Trail

The annual Emmons Island Haunted Trail  will take place on October, 8th in Grand Isle. Tickets are sold the night of the event. The children's walk is free from 4:30pm - 6pm with a costume contest at 5pm. The main event will take place from 6:30pm to 10pm. Entry is $10 a person or bring seven non perishable goods to donate to the food drive.

Community Harvest Fest at Snow Farm Vineyard

On Sunday, October 9th Snow Farm Vineyard is inviting the community to join them in harvesting their grapes from 9am to noon. Following the harvest, they are hosting a festival from noon to 4pm. This fun event will include live music, food trucks, and wine tastings!

Green Mountain Marathon

The Green Mountain Marathon and Half Marathon will be held at the Folsom School on South Street. On October 16th at 8:30am runners will take to the West Shore of South Hero and Grand Isle.

Champlain Islands CROP Hunger Walk

The CROP Hunger Walk will take place on Sunday, October 16th, at 1pm at the Congregational Church of South Hero. A quarter of these proceeds will stay in the Champlain Islands Community and the remaining funds will be distributed to the CROP foundation and help fight hunger and poverty around the world.

Marie Everett is a bilingual Vermont real estate agent who serves Grand Isle, Chittenden, Franklin and Lamoille counties in the Northwestern part of the state. She works particularly with first-time home buyers, as well as people looking to sell their primary residences and vacation homes. Marie is a seasoned professional with experience in hospitality, real estate and industrial sales. Her negotiation, technical aptitude, and people skills will allow her to assist you in finding the perfect home.

Growing up in Sutton, Quebec, Marie always felt Vermont was like a second home after spending many winters on the mountains at Jay Peak and enjoying visits to Grand Isle and Lake Champlain. After graduating from Bishop's University in Canada with a BA in Marketing and Management, she held a successful career in technical sales for Norton Abrasives, Saint-Gobain.

After several professional and personal relocations, Marie landed in North Dakota, pursuing a career in residential real estate in a growing market led by a booming construction industry. She started her career with NextHome Fredricksen in Williston and quickly became a successful independent residential agent with over 40+ homes sold in her first 18 months of real estate and $6 million in sales her first year as a Realtor®.

Marie decided to move back to the east coast following a planned trip of a lifetime, solo backpacking through various countries in Southeast Asia. Marie decided to relocate to Vermont to be closer to family and enjoy the adventurous lifestyle Vermont has to offer.

Marie became a licensed Real Estate Agent in Vermont in December 2021. Authenticity, honesty, expertise and professionalism are the cornerstone of her business. Vermont Real Estate Market Update: August 2022

Summer 2022 has been a season of change for the U.S. real estate market. With housing affordability at a 33-year low, existing-home sales have continued to soften nationwide, falling 5.9% month-to-month and 20.9% year-over-year as of last measure, according to the National Association of REALTORS® (NAR). Pending home sales have also continued to decline, a while new listings have steadily increased, with unsold inventory reaching 3.3 months’ supply at the start of August. The pullback in demand has been particularly hard on homebuilders, causing new-home sales and construction to slow.

New Listings decreased 10.7 percent for single-family homes but increased 16.4 percent for townhouse-condo properties. Pending Sales decreased 5.5 percent for single-family homes but increased 1.4 percent for townhouse-condo properties. Inventory decreased 22.8 percent for single-family homes and 32.8 percent for townhouse-condo properties.

The Median Sales Price was up 9.5 percent to $450,000 for single-family homes and 32.5 percent to $330,000 for townhouse-condo properties. Days on Market remained flat for single-family homes but decreased 9.1 percent for townhouse- condo properties. Months Supply of Inventory decreased 5.9 percent for single- family homes and 30.0 percent for townhouse-condo properties.

Inflation, higher interest rates, and fears of a potential recession have taken a toll on buyers and sellers this summer, leading many people to stay on the sidelines to see what will happen with the market. But some experts, including NAR Chief Economist Lawrence Yun, believe the worst of inflation may be over. Although sales prices remain up from this time last year, price growth is expected to moderate in the months ahead as the market continues to shift in a more buyer-friendly direction.”
