Summer is in full swing, and the Northwest Vermont real estate market is keeping pace. Activity picked up in June as more homes came to market, sales increased, and well-prepared buyers continued to act quickly despite ongoing interest rate considerations.

Across Grand Isle, Chittenden, and Franklin counties, the median sales price rose to $490,000, up 2.4% from May, while closed sales increased 21.5% to 237 transactions. Homes sold even faster, with the median days on market dropping to just 7 days, and sellers received an average of 100.2% of list price, indicating that well-priced properties continue to attract strong offers. At the same time, active inventory increased 11.2% to 637 homes, and new listings climbed 8.4%, giving buyers a broader selection of Vermont homes for sale than in recent months.
