Embracing Mud Season in Vermont: 10 Activities to Enjoy

Mud season is upon us in Vermont. Stick season doesn’t always get the best rap but with a little creativity and an adventurous spirit, there are plenty of activities to enjoy during this transitional time of year. From scenic walks to unique events, here are 10 ways to make the most of mud season in the Green Mountain State.

Bike Along The Island Line Trail

As the snow melts and the trails become muddy, take advantage of the Burlington Greenway. The iconic Island Line Trail is a 14-mile rail trail that runs along the shores of Lake Champlain and takes you from Burlington out to the Colchester Causeway which runs three miles into the middle of Lake Champlain! This scenic route is great for a stroll or bike ride offering stunning views of Lake Champlain, the Adirondacks, and the Green Mountains along the way.

Find Live Music

Vermont has a vibrant music scene, even during mud season. Check out venues such as Higher Ground or restaurants and bars such as Nectars in downtown Burlington for live performances ranging from local indie bands to moody jazz ensembles.

Tastings at Local Breweries

Vermont is known for its craft beer, and in between weather is the perfect excuse to go sample some local brews. Visit breweries like Zero Gravity Brewery in Burlington, Vermont or Two Heroes Brewery in South Hero, Vermont for tastings and lunch!

Visit a Sauna or Spa

Take advantage of the milder temps and treat yourself to a spa day! Warm up at Madbush Falls, which features two Savu saunas, or unwind at Topnotch Resort in Stowe, The Essex Resort & Spa, or the Vermont Salt Cave Spa in Montgomery. The perfect way to embrace winter wellness

Go See Baby Farm Animals

Springtime in Vermont means baby animals are being born on farms across the state. Visit local farms such as Shelburne Farms in Shelburne, Vermont, or Dreamwalker Farm in Grand Isle, Vermont to see adorable lambs, fluffy chicks, goat chicks, calves, and more!

Go Shopping on Church Street

Nestled in the heart of Burlington, Vermont, Church Street Marketplace offers an eclectic and vibrant shopping experience like no other. As mud season transitions the landscape, this pedestrian-friendly street remains bustling with activity, inviting visitors to explore its charming boutiques, art galleries, and specialty shops.

Visit Local Maple Sugarhouses

Experience the magic of the sugaring season by visiting local sugarhouses. Mark your calendar for the annual Maple Open House Weekend when sugarmakers invite folks into their sugaring operations. Learn how maple syrup is made, sample fresh maple syrup, and other maple treats such as maple donuts and hot dogs.

Spring Skiing in the Green Mountains

While the ski season may be winding down, there's still time to hit the slopes in Vermont. Enjoy warmer temperatures and softer snow before the mountains close for the season. There are a handful of top-notch ski resorts, all just a stone's throw away from Burlington, Vermont. Before planning your spring skiing adventure, be sure to check the closing dates for local mountains. Typically, ski resorts in Vermont close in April, so seize the last opportunity to carve some turns!

Mud season in Vermont may be muddy and unpredictable, but it's also a time of renewal and transition. With these activities, you can embrace the unique beauty and charm of this season in the Green Mountain State. So grab your boots, bundle up, and get ready to make some muddy memories in Vermont!

Navigating the Northwest Vermont Real Estate Market: Trends For January 2024

January 2024 Market Trends In Northwest Vermont

Welcome, future homeowners and sellers! Today, we're diving into the bustling real estate scene of Northwest Vermont. Whether you're considering buying or selling, understanding the latest trends and statistics is crucial. Let's break down the key points from January 2024 to help you make informed decisions. These statistics are for single-family home sales in Grand Isle, Franklin, and Chittenden County.

Median Sales Price:

  • In January 2024, the median sales price for single-family homes in Northwest Vermont stood at $460,000. This figure marks a 5.7% increase from the previous month and a substantial 7% rise from January 2023. For buyers, this signals a growing market where property values are appreciating, potentially leading to higher investment returns in the long run. Sellers can rejoice at the prospect of fetching better prices for their homes, reflecting a healthy and competitive real estate landscape.

Closed Sales:

  • Despite a 13.5% decrease from the previous month, January 2024 saw a 23.9% increase in closed sales compared to the same period last year. This suggests a robust demand for homes in Northwest Vermont. Buyers should be prepared to act swiftly when they find a property that meets their needs, as competition remains stiff. Sellers can leverage this demand to their advantage, but pricing their homes competitively and ensuring they stand out in a crowded market will be key to attracting buyers.

Median Days On Market (DOM):

  • The median DOM rose significantly to 25 days, marking an 85.2% increase from the previous month and doubling from January 2023. This shift indicates a slight cooling in the market compared to the rapid pace seen in previous months. Buyers may find more breathing room to conduct thorough inspections and negotiations, while sellers should be mindful of pricing strategies to avoid prolonged listing periods.

List Price Received:

  • Sellers received approximately 99.7% of their list price in January 2024, reflecting a slight dip from the previous month and a marginal decrease from the same period last year. While this may signal a slight softening in negotiations, it still indicates a seller-friendly market where buyers are willing to meet asking prices. Buyers should be prepared to negotiate effectively, while sellers should aim for realistic pricing to attract motivated buyers.

Active Inventory:

  • The active inventory in Northwest Vermont decreased by 19.2% from the previous month but increased by 4.3% compared to January 2023. This suggests a tightening of available housing stock in our area, potentially leading to increased competition among buyers. Buyers should act decisively and consider broadening their search criteria to find suitable options. Sellers, on the other hand, may benefit from listing their properties in a market with limited inventory, potentially leading to quicker sales and favorable terms.

Months Supply of Inventory (MSI):

  • The MSI decreased to 1.3 months, marking a 6.6% decrease from the previous month and a 15.8% decrease from January 2023. A lower MSI indicates a seller's market, where demand outpaces supply. For buyers, this means facing heightened competition and possibly needing to make stronger offers to secure a desired property. Sellers can capitalize on the low MSI by strategically pricing their homes and leveraging the scarcity of available inventory to their advantage.
